And I gotta say, the hotel market is in the toilet right now, hopefully by the time this thing is completed things are better

Bob Mariano did a few of these rebuilds too when he led Dominick's (Lincoln/Foster, Sheridan/Foster, Chicago/Damen). The first one is a Pete's now and the other two are Mariano's.

But notably all of these stores were already pretty compact, built on the typical 120' deep Chicago lot along commercial streets, with a parking lot off to the side. What we're talking about are larger shopping centers that are at least 3x-4x that deep, deep enough that the parking can be in front of the store and not off to the side. I haven't seen any of these get redeveloped in Chicago - for a hot second there was a plan to turn Lake Meadows Plaza into a mixed use development, but the owners just decided to rehab the existing shopping center to get new tenants.

FYI, Chicago wasn't built with lots this large typically, so if you see one, there's a good chance it was either an industrial brownfield at one point or was cleared by the government for urban renewal.

Renovation of 31st St. Beach

From Block Club Chicago:

It's a pretty standard suburban style Hampton Inn. At least it should go up quickly.

No way in hell this got approved, wow this is Joliet/Harvey tier lmao. Guarantee this is gonna have a massive surface parking lot too. Chicago's standards just get lower every year.

That Hampton Inn looks like it belongs out by O'hare, not a few miles outside of the Loop. Disgraceful.

LOL. Of course it got approved. We only just recently established design review for PDs, and this PD was approved back in 2016.

Here is the final site plan courtesy of Chicago YIMBY. There is indeed a parking lot which is... not great, even though the project IS taking advantage of TOD parking reductions.

This is in the IMD Gateway development at Damen & Ogden. The hotel will be directly west of the strip mall they built last year.
