Thanks for the photo updates Sawtooth...Sean, much appreciated. I don't think anyone else has documented growth in Boise as you have through your photos.

That proposal looks nice but will stick out like a sore thumb in Garden City because GC doesn't have a skyline at all. Maybe this will generate more multi floor buildings along and near the river in GC. It's a prime location.

The developers who are building the new hotels downtown at 10th and Front should learn from this proposal. That downtown lot is prime for a new tallest.

agree with this 1000%. the prime real estate downtown is starting to dwindle, and these developers really need to take advantage of it.

hopefully, a new tallest would be much taller than our current tallest, not just eclipse it by a few feet. it's about time Boise starting really going more vertical and get a peak in the skyline.

I like the Garden City proposal. I don't think it's too tall for the area. 18 floors is still not really much of a skyscraper, to be frank. and I think Garden City has an opportunity to add quite a bit of density in that area and create a nice skyline for itself along the river.

i believe the London and ICCU were approved, but haven't heard about groundbreaking for either. i think the Ovation still needs to go through the review process.

in other news, it looks like the Fletcher project on 27th is on hold--according to the Statesman, the developer is looking to sell the project to another developer (image from the Statesman).

Have there been any renderings on that spot? I get the sense it's going to be a real disappointing use of a great piece of property.

i think it's likely we'll be disappointed in what gets built on that lot. the size of the hotels they mentioned were pretty small; i have a feeling what gets proposed will be in the 5-10 floor range.

hope i'm shocked that a developer actually goes tall and doesn't waste such prime real estate, but i'm not optimistic.

I found this at the city website about downtown design guidelines. I like the infill example on page 43 showing the massing for a tower at Idaho and 10th on the parking lot next to the Idanha. I guess there are still some lots in the CBD that could support a new skinny tallest. Also the lot between The Royal/Record Exchange and Idaho Power could be a contender for a tallest.

Chapter 4 is about "Landmark Buildings" and whatever gets built on that lot at Front and 10th/11th should be a Landmark Building.

there are a lot of those smaller half- or quarter-block parking lots downtown that are ripe for development. i've often thought that space next to the Idanha would be ideal for a 20-25 floor skinny residential tower; the rendering in that pdf shows how nicely it would fit.

another great location for a new tallest is on 9th across from Hotel 43. BoiseAirport had a rendering of how a high rise could fit that space nicely.

i also think the Hotel 43 lot with the outdated garage is a candidate for redevelopment.

the Idaho Press has an article today about some of the proposals, though it's got a lot of negative NIMBY tone to it. apparently NIMBYs would rather see 50 homes gobble up more farmland and add more cars to the road instead of a nice dense high rise next to the greenbelt.
