Was just in Mexico City a month back, and Philly leadership needs to go there and look at a) their pedestrian friendly street patterns, b) their public transit, c) their street and sidewalk cleaning program, d) their parks and green spaces and tee heights (even with power lines), and e) their homelessness programs. Honestly, I was blown away by how nice Mexico City was. We could learn a lot from it.

CDMX, Toronto, Montreal, Barcelona, Lyon, etc — there are literally hundreds of cities that our leaders could travel to for inspiration. The frustrating thing is that urban planning isn’t rocket science or mysterious - there are things that work, but apparently are too difficult to implement here.

Paley has been closed for so long, I didn't know they didn't start on this yet. I'm a fan of the left side, and wish that design went all the way around. I'm not a fan of the mixed materials corner on the right side.

Philly needs to comprehensive streets strategy across the entire city, instead of doing a street or neighborhood at a time. I’d like them to lay out the entire city and just do it. Skip all the neighborhood involvement and go with a common sense consistent approach citywide.

I’m sure I’ll get hate for saying that. Our neighborhoods have too much power right now, and we will never come close to other cities involving every neighborhood as an approval step.

I remember a team of people from OTIS and a couple of councilmen was sent to Sweden a couple of times to learn from the best and there were a couple of events where they discussed their experience. Their summary was that everything they saw was really cool, but they can't really do anything in Philly because of reasons.

Can't do anything because we can't touch parking spots and people driving from the suburbs are more important than residents that don't drive a car.

Step one of this really should be city wide Parking Permits. Every block, every spot. There should not be any place where someone with out of state plates could dump their cars for months at a time.

There are also SO many people(mostly NJ and DE) committing insurance fraud. Almost no reason to register the car in PA if you can just park for free pretty much for as long as you want.

No argument here. They also need to remove all cars without valid insurance, inspection, abandoned, or from car shops leaving abandoned cars on streets for long periods. Once the city starts to clean up the noise, space will free up clogged street parking.

My other related wish is with the extra spots, they’d use one corner parking spot to put an attractively designed underground dumpster that would be used for weekly street trash pickup.

A recent site visit by Philly YIMBY has discovered that construction work is nearing completion at a five-story, 63-unit mixed-use development at 2315 North Front Street in East Kensington. Designed by HDO Architecture, the building spans 59,172 square feet and features ground-floor commercial space, a roof deck, and parking for 22 bicycles. Permits list Knight Rider Construction as the contractor and specify a construction cost of $6 million.

The project is situated on the eastern corner of the intersection of East York and Jasper streets. Designed by LRK, the structure spans 115,293 square feet and will offer artist studio space on the ground floor. Features include elevator service, balconies, a green roof, and 27 parking spaces. The roof deck promises to offer sweeping skyline views, given the building’s prominence over its surroundings. Permits list Equinox Management & Construction as the contractor and specify a construction cost of $20.4 million.

Philly YIMBY’s recent site visit has revealed sustained construction work at a five-story, 24-unit residential building underway at 943-49 Washington Avenue in Bella Vista, South Philadelphia. The project rises on the northeast corner of the intersection of Washington Avenue and South 10th Street, just to the north of the Italian Market. Upon completion, The building will span 29,535 square feet and will feature ground-level retail. Permits list TBC LLC as the contractor and Lonny Rossman as the design professional. Construction costs are specified at $4.2 million.

Northern Liberties development site approved for 7-story apartment project lists for $3.99M

More construction could be coming to Philadelphia's hotly pursued Northern Liberties neighborhood.

A parcel of land at Spring Garden and Front streets already approved for an apartment building with ground-floor retail is being listed for $3.99 million. Pine Silverwood LLC, the owner of the property at 50 Spring Garden St., is asking $3.99 million.

“This is really just buy and build,” said Ryan McManus of Agent PHL, the property’s listing agent. “It’s a turnkey development site.”

The plans that have received approval call for a seven-story, 62-apartment building with 3,800 square feet of ground-floor retail and 3,300 square feet of amenity space including a roof deck, club room and fitness center. The building, if plans come to fruition, would have 48 one-bedroom apartments and 14 two-bedroom apartments.

McManus said he anticipates the potential buyer would likely build the project based on what’s been laid out because it already received a full 10-year tax abatement. That means taxes would be paid for the assessed value of the land, but not the building itself for 10 years. Because the tax abatement program has since changed, an alteration to those plans means the new owner wouldn’t receive as much of that incentive.
