That is what could ultimately suppress the fantastic growth that Austin has experienced. I do hope they can get a handle on it. As an aside, it looks like San Antonio is starting to see some major spillover growth which is awesome because it’s a really unique city. The Austin/SA corridor could easily rival DFW and Houston someday.

Now what I wanna see is the rail system and subway start construction, the airport go from small hub to major big time hub, and the city start to expand its urban core with more dense infill developments that stretch the core further out.
On another site someone said Austin could have a skyline that surpasses Denver and Philadelphia in amount of buildings over 300' by 2030. Do you see that as a possibility?

I see this as near-guaranteed.

That East River project will be great for Houston. That area really needs the development!

We got another 600+ footer today, and this will make for at least a dozen 600 footers proposed or U/C. This one is another residential tower with 54-stories and is replacing a condo building with around 33 units at 410 E. 5th St.

Replacing the Avenue Lofts. Always liked the architecture of these lofts.

The Austin project list has been updated. There are at least 58 projects over 300'. Of those, 22 are at least 500', 12 are over 600' and 5 are over 700'.

How will Austin's upcoming huge decrease in property values/housing crash impact all of these projects?

Most projects are already underway. It won't have any impact on those.

So...it's definite? Source?

Austin's real estate is pretty secure from the majority of what some states are beginning to see. You may see bursting bubbles in other areas of the country. However, Austin will be spared (again) from the worst of it. Austin's CRE is in a much better place than the bulk of the country.

There will be neither a "huge decrease" in property values nor a "housing crash" in the Austin area. Most don't see it even from the rest of Texas. A "correction," yes. Maybe. A crash - no (unless Russia nukes us).

Yeah. What does an individual who claims to be located in L.A. know about Austin - or Texas in general?

I get annoyed by those who assume that if it's bad in California or New York that it is going to be bad everywhere.

The last time the country saw a CRE/RRE "bubble" burst was about 14-15 years ago. Austin (and Texas) faired pretty well through that one. In fact, one of the major reasons RE growth "slowed" in Austin (and Texas) during that time was the Feds stepping in and throwing a huge blanket over everyone. It was frustrating for many banks and other investment institutions in Texas - who saw the continued demand but were not able to help the supply.

Southern sunbelt states will fair pretty well through this...as migration is still steaming along (both private and corporate).

I’ve seen three instances, in my adult life, when projects died on the vine ...

Oil bust of ‘81, Persian Gulf War ‘90 and 2007-8.

Nearly 700 Homes Planned Across Two Towers Near Austin’s Convention Center

https://austin.towers.net/nearly-700...ention-center/

Quote:
Recent permit activity for the Block 32 tower project, planned by an unknown developer for a half-block site at East Third and San Jacinto Streets a stone’s throw from the Austin Convention Center, indicates the development will contain two towers built next door to each other across two phases of construction.

According to the latest site plan filing describing the proposed project’s design, the first tower will contain 340 residential units alongside parking and retail space for a total of 373,000 square feet, with the second-phase tower adding another 340 residences and a 276-key hotel alongside more parking and retail, for a total of 509,000 square feet, not to mention that impressive number of 680 total new homes between both buildings — the respective heights of each tower is unknown, but considering these square footages each will likely rise more than at least 30 floors.

We got floor counts for two new towers today that are part of the same project. One will be 42-stories and the other one 55-stories. The 55-story tower will give Austin at least 13 600+ footers U/C and waiting for approval.

For comparison sake, Dallas has 11 completed 600+ foot buildings and Houston has 20. Two of those in Houston, however, are not in downtown, they're in Uptown.
