There were no renderings presented, but there was a lot of discussion of the site and potential issues. Some neighbors on Lynwood Street were concerned about traffic impacts. Nick Wood, the attorney representing the developers, said they'd be happy to support a Lynwood Street closure (similar to what has already been done to several streets in Willo) if all the residents agree to it. There was also broad consensus that there should be a traffic signal added at First Avenue and McDowell to accommodate vehicles coming out of the building's garage and trying to turn left. The building is planned to be 23 stories tall with retail on the ground level, although there was no mention of the Whole Foods rumors.

I noticed this morning that demolition has begun on the office building at 3rd Ave & Coolidge. The grassy era the neighbors liked so much has been fenced for several weeks, but now the structure itself is getting knocked down to make way for the new apartment building planned there.

When the Muse and Arthaus were planned and built, there was a similar consensus for a light there. The City didn't want to do that, saying it was too close to the light on Central.

Potential Confirmed for Much Larger TSMC Expansion

Whoah...this had been rumored but the scale and possible expansion of up to 6 phases is pretty incredible.

This follows reports last year that the project valuation went up from the originally estimated $12B to $35B.

The investment increase stems largely from TSMC’s increasing production shift from five nanometer wafers to 3nm wafers and the associated outfitting of production facilities to handle the new product type, according to various semiconductor news outlets.

Phase I consists of nearly 3.6MSF of total built space, including a 2.88MSF factory – also known as the “Fab” – and supporting buildings. Phase II, aka Fab 2, is planned for another 2.88MSF.

For comparison, the two semiconductor fabs under construction by Intel in Chandler are smaller than TSMC’s Phase I development.

At last week’s BEX Private Development Summit, TSMC Arizona Sr. VP Brian Harrison gave a brief project update that surprised some attendees by disclosing Phase II is currently under construction.

The far greater surprise came, however, when Harrison detailed what could be 10-to-12 continuous years of construction and development at the 1,140-acre north Phoenix facility.

TSMC has trademarked what it refers to as the GIGAFAB® Model, a development approach in which the company develops giant campuses to concentrate manufacturing in centralized areas.

What they did with this substation has been beautiful. I can't wait to see it all light up at night. Especially the RoRo sign.

What I wish they would do next is repaint that UGLY fake apartment looking nonsense substation they connected this one to. Way too beige. Doesn't have to be murals, (which would be cool) but they need to repaint it something lively and colorful. To match the new substation.

It's supposedly a design build project with CRG who is the development arm of Clayco, so they will probably be the contractor. Interestingly though the architect is Shepley and not LJC who is also part of the same company and the architect on PalmTower and X Phoenix II/X Roosevelt. Don't really have any more info than that.

The 25-story project next door, the land was purchased by Cordish Companies out of Baltimore, but it looks like the only high-rise residential projects they have done are all about the same height with 3 in KC and one in St. Louis from what I saw. That apparently was supposed to be design-build as well, but haven't heard much info on that one, seems to have gone quite.

New Redevelopment Project Planned Along Scottsdale Road

Parking for the residential component will be primarily structured, while retail parking will be primarily surface. Both will be accessible via driveways to the north and south and from the existing retail development to the south.

The commercial uses will be brought forward toward Scottsdale Road for improved visibility and segregation from the parking areas, and the residential component will be concentrated to the west, creating a transition between the residential and commercial components, or located above the Scottsdale Road-fronting commercial spaces. The entire property aesthetic will step down toward existing single-family residential to the west.

Yes, that live feed we had of Kenect Phoenix was amazing. I wish we had more of those.
