yeah but manhattan is basically built out to the brim. Which is why they constantly tear down skyscrapers to build new ones. Chicago doesn't have that problem. The South Loop alone probably has more vacant lots than actual skyscrapers.

The design is actually quite nice, but 81 parking spaces to 54 units? Oof. Is a 1.5 parking to unit ratio pretty common in Chicago?

It's in the Gold Coast - these will not be cheap condos. Actually the fact that it's not 2:1 in something like this isn't bad in this specific case. We aren't talking about regular units here. Imagine buying a $2M condo (which in Chicago is considered expensive) and not having a parking spot available at all. A lot of the units probably wouldn't sell to be honest.


Otherwise, no it's not common unless you're talking about luxury condo developments. Typically you're going to find a 1:1 or less parking ratio.

common in the high end condo market. these units will probably be $5 million each so 2 car parking or close to it is not crazy.

How is that dumb? Many parking garages downtown are empty. This city has wayyy too much parking.

They're probably empty because the hospitality industry, like hotels, is lagging behind. The public garages is for stuff like that or people coming from the suburbs for dinner. As the summer winds up and the weather stays actually nice & warm, I'm guessing we'll start to see these garages fuller.

Developer pitching 34-story Gold Coast condo tower

The site on Maple Street is next to the Maple & Ash steakhouse, whose now-battling partners proposed to build there in 2019. The latest proposal is by an unrelated developer.

Ther 22-story proposal was a project of David Pisor and Jim Lasky, co-owners of Maple & Ash, next door to the site. The two men are now embroiled in a legal battle.
