^ Oh man, 52 stories of that window wall treatment is a tough pill to swallow. We have two towers like that in downtown LA that are quite prominent from the south view, and are an eyesore, so I feel you. On a positive note, there are a LOT of really nice-looking projects going up to distract you from that one.

^ lol you're right... I do know how lucky we are (unlike the large contingent of local UT forum whiners who hate everything ;-).

But it was so distasteful to post that Pemberton 'Social' abomination... I think I have settle my upset stomach by recapping some of my future favs that are in the pipeline (proposed/approved).

Good choices, Maldive. If it's a wish list, I'd add CC3. The Hub looks stumpy since the height decrease.

Oh man, Peter & Adelaide would have been really nice if they used quality curtain wall or even better window wall treatment between those brick panels. The Hampton, on the other hand, is turning out quite nice.

It’s hard to keep track of all the mall redevelopment/mixed-use intensification proposed and underway:
Sherway Gardens (45, 40, 35, 30 storeys)
Yorkdale (eventual 26 buildings up to 50 storeys)
Scarborough Town Centre (full build-out would see up to 15,500 residences, office, and retail)
Galleria Mall u/c (nearly 3,000 residences, retail, public space)
The largest already underway - Oxford’s Square One District, a 37-tower mixed-use development in Mississauga that could eventually see 18,000 new residences (Phase 1 - 35, 37, 37, 48 and 52 storeys).

An example of full replacement of a mall with a proposed mixed-use community is Centerpoint Mall in North York (full build-out would see 22 mixed-use buildings up to 50 storeys).

A few notes:

1. One Cumberland is all about that base. Dayum. Amazing. The rest of the tower, however, is just meh. Focus group of one, obviously.
2. I really like 110 Adelaide Street East as well, though materials will make or break that one. But dig the funky and uneven articulation of the facade. It helps break up what would otherwise be a weird massing and responds creatively to the site's irregular footprint.
3. 33 Avenue Road is either going to be amazing or awful. If they use real white brick or terra cotta pavers all the way up to the mechanical penthouse (and love that they have them on the balconies!), real curved glass curtain wall, and actual bronze or brass accents along the floorplates, this will be exceptional. The greenery will never be that pronounced, but honestly, the design doesn't rely on the greenery if the materials are all top notch. If they value engineer it, it will really, really show, and will just be really bad, awkward balcony porn.

Even though I am an avid Toronto development watcher, i always discover new under construction projects on every page of this thread.
Lets hope that higher interest rates and ban on foreign buyers don't end the party now that so many great towers in are coming to market.

Toronto's new buildings look better than anything going up in North America in my opinion.
