It’s amazing how much steelwork is needed just to support the crawler crane used to raise the steelwork!

I agree with pico44. If 280 Park were to be built today, we would be lauding it. The facade treatment and massing are classic late 50'/early 60's modernism.

Me too. There are way too many buildings that looks very similar all over Park Avenue. It’s now the the time for supertall skyscrapers to take over alongside 175 Park and 270 Park.

280 Park is a 3 building complex that includes one of my favorites in that area...

The Park Avenue tower and the larger tower are joined by the smaller tower in the middle...

That stretch on Park Ave. is a showcase of some of the finer examples of Mid Century design. 270 Park was a tragedy when Manhattan is littered with shitty inconsequential buildings.

It's all about the location. The old building would still be standing if it were located somewhere else, like 8th Avenue or even lower Manhattan. But Park Avenue is prime real estate, the top business district in the city, and officials intend to keep it that way. That was changing, as newer towers were being built elsewhere (due to zoning). Even JP Morgan Chase was looking to flee the area, and would have if the city caved in on tax breaks for a move. They just happened to be fortunate enough to own prime real estate that could suit their needs. When this tower is complete, we'll be halfway toward the midpoint of a new century, but the heart of Manhattan will have fresh blood.

Yes. But it looks like there are vertical water scrims on the facades on either side of the entrance.

Yes. That’s what it appears to be. It’s like the huge vertical water scrim in the plaza at 535 Madison.
