Below are significant to what we typically discuss or want to know:

"Ground breaking is expected sometime during the first half of 2021 and the building expected to be completed over two years."

"A few tenants have already leased space at 3.0 University Place. Wistar Institute, a nonprofit research organization, signed a 10-year lease on 8,000 square feet in the building. Wistar has an option to take additional space in the future."

"The building will also include a 30,000-square-foot incubator that will be operated by Ben Franklin Technology Partners along with a floor dedicated to pre-built 2,500- to 10,000-square-foot “Growth Pods” with short-term and flexible leases for smaller-scale life science companies."

Here is the article:

*****

Silverstein Properties Inc. and Cantor Fitzgerald have made a $56 million investment in the development of 3.0 University Place, a proposed 250,000-square-foot life sciences building in the University City neighborhood of Philadelphia.

The two New York firms will join Philadelphia-based University Place Associates on the eight-story $100 million project that will have a combination of office and lab space. Under the terms of the deal, Silverstein and Cantor Fitzgerald own 90% of the development at 4101 Market St. and intend to hold the property on a long-term basis.

Just want to say that we should really avoid posting full articles if they aren't free. We should support local journalism, and making a subscription worthless by distributing the whole contents undercuts it. I think what iheartphilly did is fine, just summarize the key points.

In any event: UCity Square posted an update on Twitter:

In 2020, the only type of party to have is a crane party.

Crazy how much construction is going on over here. Looks like the new school is wrapping up, the apartments are well underway, Drexel tower is about to go vertical, and UCity Square should be pouring foundations soon. Love to see it.

Just as an FYI. 32 of the for sale townhomes here went under agreement in the first 30 days.

I'm all for large low-rise projects, but do either of these developments have a retail component? If not, the developers may as well be building suburban townhouses that require residents to drive elsewhere to do anything. I don't think the city should be allowing/encouraging this type of development as it's antithetical to the existing land use patterns throughout the city. If we have more residents driving cars then we're going to need more grocery stores/retail with parking. It would be a lot better if residents of these huge developments had places to walk to within their own neighborhoods/developments.

These are both terrible retail locations - especially in this economy. There's virtually zero foot traffic in either spot. Not sure any tenants would want to be there.

Northbank does. Look at the renderings. The mixed-use multifamily buildings will both have retail components. Can't imagine the one in South Philly would though.

Involvement of two large New York firms - Silverstein and Cantor Fitzgerald, that is a big deal for potential future projects.
