Got an email from Alderman Reilly last night about a proposal by Vista Properties on 609 W Randolph. The site is currently a surface parking lot. He also told the developer they can't include parking.

CHICAGO CAMPUS REDEVELOPMENT PARTNER ANNOUNCED
07.23.2020

Dear Moody Family:

One year ago this month, we shared with you that Moody Bible Institute prayerfully began an effort to sell some of the non-core portions of our Chicago campus real estate portfolio to help fund our 2030 growth plans.

Since our last update in January, Moody has been involved in a due diligence process, with the hope that we would enter into an agreement with a real estate partner in the months following. We are thrilled to announce that after much prayer and an extensive evaluation, the prestigious Chicago-based firm, JDL, has been selected as our real estate partner.

This sale is a significant first step in our reimagining a state-of-the-art campus better suited for the 21st Century. It will also help us secure the needed resources to make investments necessary to grow our educational, broadcasting and publishing impact for the sake of His Kingdom.

While a real estate contract has been signed with JDL, closing on the property will not actually take place for many months. Approvals of the development plan are still needed by the city of Chicago, and JDL will also be engaging with the community around Moody to discuss their plans for the 8 acres located west of Wells Street.

We realize that there will be many questions after today’s exciting news, so please stay tuned to a news story in the near future.

In the meantime, join us and the Real Estate Team in praising God for His guidance and ongoing provision. He strategically placed Moody in the heart of Chicago for such a time as this, and we are boldly moving forward in this new season.
Nothing really new but it sounds like we will hear / see more soon hopefully. Atrium Village + maybe that new tower on Maple + these buildings will definitely beef up this part of the skyline until there's more happening with Cabrini.

A few months ago I was messing around with a design for the Moody bible site, but I never developed it passed massing. I should finish these.

Yes

EDIT: Is that even the most recent rendering for 725 W Randolph? It looks to be missing the office tower on the SW corner of the block.

definitely an older rendering of 725.

not only is the office tower missing, but the height figure listed is wrong.

the most recent height for 725 is 52 floors | 542' (from when the project was approved back in february), not 58 floors | 615' as listed in that rendering.

in any event, it's very cool to see something finally proposed for that obnoxiously large surface lot to the south of R+D 659 (i used to live there a lifetime ago).

it also looks like they made a concerted effort not to block too many views/sunlight from 659, perhaps that will help mitigate some NIMBYism.

All the more reason to start seriously thinking about capping the Kennedy. You start building park space over there, and watch the surface lots both east and west (which there are still plenty) of the Kennedy evaporate. It's too close to everything good, transit, nightlife, restaurants, you add parks and it's checkmate.

Interesting. Where is the parking? The podium looks like retail on the ground floor and amenities on Level 2 (with some seriously tall floor-to-floor heights).

Even with TOD, a tower of this size will need a good number of parking spots. Maybe they squeezed it into the west half of the podium where it is hidden in the rendering (and overlooks the expressway)... or maybe they're planning to dig down.

Unfortunately this is in the 42nd Ward (Reily) and not 27th (Burnett) so I expect there will be a long, agonizing public process before any approvals are issued...

It’ll be less agonizing than anything in Streeterville because there are less rich brats to complain.

Never underestimate the ability of rich brats to crawl out of the woodwork. And even if there isn't serious opposition from the neighbors, Reilly will sometimes throw up roadblocks based on his own subjective opinion of density or traffic.

If you raise traffic objections about a building next to the highway you would look ridiculous.
