Hilton Hotel at the University of Houston expansion

The Hilton University of Houston project, with a budget of $30 million, will add an additional tower to the Hilton. The expansion will increase the number of hotel rooms from 86 to 150. The hotel will also get a new main entry area and renovations of existing spaces such as the Center for Student Success, Cougar Grounds and the Hall of Honor. The last time the hotel was renovated was in 2010, but this will be its first expansion.

John M. O’Quinn Law Building

This new standalone building will still house all of the Law Center. With a budget of $90 million, the project will include instructional spaces, student lounges, student service areas, faculty and administration offices and more. The building will also host a courtroom, an advocacy skills lab, a law library and clinics.

The construction will cause the permanent closure of lot 19B at the end of the spring semester. The lot is currently one of three lots that make up Zone C and is located where part of the John M. O’Quinn Law Building will be located.

College of Medicine at the University of Houston

The new multi-story College of Medicine, with a budget of $80 million, will be built across from MacGregor Park and feature an anatomy lab, a full continuum-of-care simulation suite, an innovation lab and clinical spaces.

The college will be home to Houston’s first medical school built in almost 50 years, and it aims to help medically underserved communities in Houston.

3 star hotel at Hughes Landing in The Woodlands

This 3-Star+ Hotel is being developed in partnership with Munoz Albin as the design architect and Kirksey as Architect of Record. Our design team has been hired to consult on the interiors, FF&E, room design, and conference center design.

The aesthetic derives from the green lush landscape of the surrounding area. The finish palette is sophisticated, classic, and tonal. We are currently in schematic design and discovering options reception areas, the pool and fitness center, and the rooftop bar.

The corridor and room experience is high end in a tight footprint that maximizes every square inch. The corridor has a black and white concept that allows for different color palettes on rooms transitioning from dark or light. Customers gain the opportunity to have a unique experience and view depending on which side of the corridor they enter from.

The rooftop bar is the jewel of the building, allowing for views of the lake and an opportunity to ‘see and be seen’ on the luxurious balcony with full bar service.

So many of the buildings that they have listed as “under construction” for HOU are done like Capitol Tower, Hanover BLVD Place, Hanover River Oaks, Camden Conte, Marlowe, Memorial Hermann TMC expansion, etc.

So many buildings in the “proposed” section are either under construction or already done like the Blossom Hotel, Thompson Hotel and Residences at the Allen, Gables Westcreek, Broadstone at Chelsea Market in the Museum District, the Bowen, Elan Memorial Park, Greystar Phase 2 in the Heights, Block 387 Downtown, Hilton-Staybridge in Uptown, Home2Suites in the Med Center, the office building in the Midlane mixed use near ROD, Tradition Woodway (the Homey), etc.

Then there are buildings that don’t even show up on any of their data lists like the Preston or Drewery Place, the highrises U/C in Memorial City and U/C in City Centre, that 16 story Embassy hotel that finished construction in Energy Corridor like 4 years ago.

HOU has well over 500 buildings above 10 stories done now but that list has had it stuck at 494 for 2.5 years...

I'm gonna go ahead and make a compilation of all the errors and request a database correction. I'll skim through HAIF and see which buildings have been built, are under construction, and proposed to make the list. Need to get the HOU database to the present timeline. It's database is still stuck in the last construction cycle even though so many buildings have been built since then.

Fishel's Landing

A new market-rate, workforce housing multifamily complex is coming to the Garden Oaks area. Dakota Enterprises said on Wednesday that it is building Fishel’s Landing, a four-story, 243-unit development at 4840 North Shepherd Drive, at the corner of Janisch Road. Houston-based Dakota Enterprises purchased the 225K SF property from Jones Oil in April. The developer said it anticipates breaking ground on the apartment community in the fall, with full delivery at the end of 2021.

Good call! Just noticed the missing Main St towers downtown & midtown + Hannover Montrose...hard to keep up. The two newest Hines buildings downtown (under constructipn) will immediately date all the classic Buffalo Bayou photos from the west too.

Since this is all about the Saudis trying to force the Russians to cut production to keep prices stable during the Coronapocalypse, I'm hoping Russia relents, cuts production, the Saudis revert back to their original plan to cut production, and prices go back up.

May be the only bit of optimism I have left.

Houston council OKs $43M in tax breaks for downtown W Hotel

Houston city council on Wednesday approved $43 million in tax breaks to bring a luxury W Hotel to downtown.

The council voted 16-1 to approve the deal after limited discussion, with council member Amy Peck casting the lone “no” vote.

Peck previously expressed concern that the luxury deal diverged from the the lower-priced, limited-service hotel first pitched by developer Al Kashani of Texas Hospitality Partners. She said that was not fair to other developers who, perhaps, would have bid for the contract if they knew there would be hefty incentives.

Houston First, the city’s convention agency, first sought hotel proposals in 2014. Included in its instructions to interested developers at the time was a statement that no local rebates or tax abatements would be offered.

Public finance experts have said the incentive package, worth roughly one-third the cost of the project, is beyond industry norms for a non-essential, luxury hotel.

Council member Michael Kubosh said the city would benefit from the deal, singling out the estimated 275 permanent jobs the development will bring.

“The economic benefit to the city is great,” said council member Michael Kubosh. “There’s no upfront cost to the city.”

Bill McKeon, CEO of the Texas Medical Center Corp., the nonprofit that oversees the 50 million-square-foot TMC campus where more than 100,000 employees work, said Texas and Houston are at a critical turning point. McKeon, who spent much of his career in the medical device industry at firms like Medtronic, argues that there is not a single city for known for medical device innovation, research and development, besides clusters in Boston and Minneapolis.

He said CEOs at major medical device companies have started telling him they see Houston as the next go-to place for medical device innovation. McKeon said there are several medical device deals in the works for the proposed TMC3 campus that he expects to announce later this year. Plans for the campus call for 1.5 million square feet of buildings and parks designed to look like a double helix DNA strand from above.

"I think the Medical Center … will be where the medical device mecca will happen in the United States," McKeon said in an interview.

Expansion Challenge

Restrictive covenants inside the TMC historically prevented private, for-profit companies from significantly expanding. Instead, nonprofit hospitals, healthcare systems and research institutions have dominated the district. The new TMC3 campus loosens restrictions for for-profit endeavors, opening new opportunities for for-profit companies to work alongside nonprofits, universities and research institutions.

McKeon said the TMC3 project is sparking interest and investment from private companies. He already has a letter-of-intent with a major industry player for a 500,000-square-foot-building in the complex.

"We’ll be announcing deal after deal after deal with the industry. It’s amazing the speed and the appetite they’ve had," McKeon said. "The sleeping giant has awoken and now we’re open for business."

McKeon and others have noted that the TMC is attractive for product researchers because they can access a large, diverse pool of patients to develop and test new products. About 10 million patients visit the TMC every year, according to the TMC, and Houston is now considered one of the most ethnically diverse cities in the country. TMC3 is meant to put the industry, researchers and startups together to speed the time from idea to manufacturing new products.
