How about not having offset and irregular setbacks if at all?

Zoning and also the use of setbacks in today's office market offers the extra amenity space (outdoors).

I knew JPMorgan Chase had more money than they know what to do with but damn... not just referring to the 50M to demolish but really just this whole ordeal in general.

So, are they tearing down that entire building and why wouldn't they just buy lots that they didn't have to tear down a huge skyscraper?

This could literally be the tallest in the city. Seems kinda underwhelming if they are tearing down a 700 ft structure only to make it 1320 ft or so. Hopefully it will exceed 1500 ft with some sort of crown or architectural element a top.

We need more ego in the city, with respect to skyscrapers. Chrysler versus ESB style type ego.

I'm not a fan of the war on drugs, the wars in the Middle East... BUT skyscraper wars... hell yes!!!

Apparently something concerning air rights or some such horse dook. I wish they had been able to leave this building alone (Over a million square feet of class A Leed Platinum office space) and build their new HQ close by, replacing some much smaller buildings.

I thought the same thing, it's not like JPMorgan lacks money.

Maybe the 1,320+ is the solid roof or occupied height and some decorative entity will go atop.

Yeah but this building is an entire block wide slab reaching towards 1320 feet. All of the cities’ supertalls are, generally speaking half block towers or less. The ESB takes up a giant chunk of its block but 270 will be a very tall slab on the skyline. Unless it radically tapers in its lowers section. I view this like a sequoia tree. Not quite as tall as a redwood but much more massive presence, especially from the ground. 30 Rock, the Solow and GM tower, Met life at 11 Madison, The equitable trust building downtown. New York has a wonderful legacy of giant slab structures and I’m hoping this one has a similar presence on the skyline. Except this tower will reach towards record heights for such a structure.

In the sense of architectural elements. For a world HQ, it would be a shame if the tower that symbolizes it is boxy and bland in nature. There is a ton of square footage potential due to the lot size, and even with the set-backs, this will be massive, but I do hope the top-off point is not bland. A modern day, Class-A box would do wonders to degrade the skyline if not stellar or adequate.

They tried to get a new headquarters elsewhere. This is not their first bite at that apple. But when all else failed, and the city conveniently rezoned east midtown to allow for larger buildings, this was their one best shot at a massive headquarters.
