The land behind this on Penick would be a great spot for some "missing middle" housing.

I didn't check to see if any info about this project was posted already. But it's pretty significant - seven levels of apartments and two underground (Yay!) parking levels.

It's actually 2 levels of above ground parking and 1 below ground parking. The 2 above levels of parking have "wrap around" apartments/office space on the west and south sides. 5 levels of residential wood on top all this.

Almost all units are efficiency and 1 bedrooms, just a few 2 bedrooms.

The COA should make the 2+5 the default standard available along all dense corridors that are now typically zoned for 4 or 5 stories; this is the most cost effective density-maximizing housing.

Way too many arbitrary 60' height limits all over the city. The Planning Commission recognizes how bad this is for housing and transit and passed a code amendment just last Tuesday increasing the height of VMU and TOD to 85'. It should be more but at least that's a start.

Does that need to go to Council or does it immediately take effect? If so I'd imagine we will see the impact with the very next proposals.

It has to go to the city council, but as long as the Planning Commission vote was strongly in favor, it'll pass.

Around 75ft vs 118ft.

The new building is 420,000 square feet and will support around 2,400 workers.

Lakeshore Pearl II

Site plan for another 7 story, right next to one the one that just started development where the American Bingo was.

About the time my parents bought their new home on Elmhurst Drive less than 1/4 mile west of that Parker Lane address In 1959, their builder (Van Spinks) was attempting to purchase a parcel of unimproved scrubby pasture land at that intersection with Riverside. He backed away from negotiations because the owner wouldn’t come down from his $700/acre asking price.

Canyon Partners JV Invests in Austin OZ Multifamily Project
