Now or Never

If Tom Stacy was ever going to build his project now is the time. If he can't secure financing during this eminent building push he never will......It would be nice though to see an 800 footer rise on Congress.....

I started making a model of the new hotel at Red River and CC. Need to finish it. Yeah, there are lots of new proposals. My model making skills are rusty, though. It's been a few years.

I agree and I pray that the project will be revived. Will it be a the same proposed design or a different rendering?

At that gables 2 project, the street that goes in between is just a dead end if I recall, are there any plans to make that a thru street and connect to anything else?

Finally, the Schlitterbahn is close to a deal for building a new park in Cedar Park.
The park in New Braunfels is just way too crowded.

I think we just need to forget about T.Stacy's project. It was first announced in 2004.

that street leads directly to the railroad. plus there's a wall blocking it from the other side. i don't know if there are any plans but i don't think it would make sense to open it unless they made an underpass to go underneath the amtrak and connect it to 3rd st. i'm not sure how this would work or if it would make sense to do that.

What sort of models do you make? Do you have a photo thread on here or is there a place we can see some of your old models? I know Kevin has an amazing Lego model of downtown.

They are making a pedestrian underpass under the rail line to connect to 3rd street. On that little street is also the entrance to the parking garages, but the underpass will just be pedestrian. Though it will probably be a couple years before they do that. Anything that messes with that rail line there is a massive project. It is a busy line.

Hyatt Place

Somehow I had convinced myself that the new Hyatt on 3rd and San Jacinto was going to be a rectangular cube with all sides of the footprint being equal the entire height of the building. I think I suspected this because the only renderings I have seen of it have been showing the perspective looking towards the south west. However, it would seem that above the parking levels the south west corner has a cut out. I imagine this is for a recreation deck perhaps even a pool. With this decreased footprint from this height going forward, I can imagine a floor a week being poured until the tree is lifted.

Here's another Gables progress shot...Can't wait to see this rise. I hope they get some good ground level retail. That area will be thriving with activity in about 2 years.

Nice tower, but it appears quite a bit shorter than the rumored 36-story number we heard. I count 27 floors in the rendering. I'm betting the tower will be between 350 feet to 360 feet tall. The 50-story tower in the courthouse plan is not for the courthouse itself. The courthouse building itself will probably be around 18 floors. At least that's what we've been reading so far. The taller tower that was mentioned in the complex was planned as a private development, most likely for commercial office space with maybe some hotel or residential thrown in.

That said, I agree with you that Austin getting a 50+ story office tower is a ways off. Tim Hendricks with Cousins Properties was quoted in the recent article about Cousins' tower as saying that he believes the downtown market can handle about a million square feet in about 2 years time. So I think 500,000 and change is about all we'll see in a single office tower. Developers, and especially in this economy, are going to play it safe and not bite off more than they can chew. Until Austin starts seeing massive movement into downtown from major companies, I wouldn't expect a 1 million square feet/50-story office tower anytime soon either. By the way, the office occupancy rate for downtown is at 80 percent right now. That's pretty tight actually since it likely means there are few or no continuous chunks of office space in a building. Most companies want to consolidate their workers on as few floors as possible. It saves them rental space and reduces the possibility that they'll have to have space in another building, which saves them time (money) and also gas if they would have had to commute to another building.

I think eventually it'll happen of course, that Austin will see higher demand for office space downtown, creating the need for larger and taller office buildings. With all the residential development happening downtown, and the push for more hotels and supporting retail, downtown will be a more attractive location for companies.

Good memory. Yes it is. I think this is the first we've seen of a rendering, though, so maybe the project isn't totally dead?

Seton to pay up to $250 million for new hospital

Looks like they will be replacing Brack with a new hospital. This bodes well for a new medical school as well.....Austin is definetly on fire....

Prospects for a new teaching hospital that could support a medical school and a new way of delivering health care in Austin took a giant leap forward Saturday with the Seton Healthcare Family saying it plans to pay for the new hospital: up to $250 million.
