Agree Atlas. Shouldn't be long for something to go up there. That has become an attractive corner for development. I think given the amount of approximate residential it would make sense to put some kind of multi-unit residential tower with a convenience market at the street level on that corner.

Something in the vintage style of the Dixon but a little taller would be very attractive next to its historic neighbor to the east.



That's quite a piece of infill between Edison and Revival.

Now if they can just get the Domain towers up and going soon, I'm hoping for another tower on that northeast parking lot corner of the block across from the Peery Hotel. I'm noticing something else in this photo and I guess I'm being a bit picky. IMO in addition to a need to add more of the new vintage warehouse designs, there's also an obvious need to add some red brick tones into the development fabric, i.e. Dixon, Broadway Park Lofts. The gray and white-plus trend is okay but you can see from this photo that it's moving in a direction of being overdone.

Those parking lots along West Temple and 300 S, along with the nearby Block 40 disaster and car dealerships, are really the biggest remaining scar on the urban fabric of the CBD at this point.

The city really needs to find a way to disincentivize these land banking schemes. How about a hefty new tax on surface parking lots in D-1 and D-2? Maybe that'll get David Bernolfo to build on or sell his wasted land.

I'm currently nearby a Whole Foods in Sugar House on Highland Dr with my family (visited in-laws in N Ogden) waiting for my flight home to Phoenix tonight. Can anyone give me a restaurant/cafe/brewery between here and downtown that would be a good place to take the family with a couple kids (I'm thinking burgers and sandwiches, but obviously not a chain)? I need a suggestion by 4:00pm today SLC time. Thanks!

Wasatch is good and it's right by where you are. It's more expensive but it's not technically a bar so you can bring kids in. The Soup Kitchen is nearby too. Closer to downtown, Lucky 13 is known for its burgers. There's always Crown Burgers or Hires Big H if you're looking for local fast food. Downtown there's Squatters, Red Rock, and Proper Burgers, and I've heard good things about Rich's Burgers.

If you're into chicken sandos, go to Pretty Bird (downtown location is best, park for free at City Creek).

Delts, I agree with you on adding some red brick tones and different materials. The other day looking at downtown I noticed all the new towers are some variation of blue glass and grey. Would be nice to get some different colors in there. Convexity will be nice with the copper

Thank you for the recs. We tried going to Lucky 13, but they wouldn't let us in (is it a law here you can't bring children in to places that are considered a bar? Or that serves alcohol?). So then we ended up at Proper Burgers, it was tasty. Thanks.

Oops, sorry. I guess I didn't realize Lucky 13 was a bar (been a long time since I've been there). Yeah, Utah has laws against people under 21 going into bars. Doesn't apply to establishments officially categorized as restaurants. Lots of weird alcohol laws but it's been getting better slowly over the years.

Did anyone notice the crown on the Hyatt lit up last night? Is that going to be a permanent thing? It was going to be a bar at one point was it not?

Oh cool, I'd be interested to see a photo. No, I don't think a bar was ever planned there unfortunately.

The Regent Street Hotel proposal from 2015 had a rooftop bar but it's long dead. Closest thing we will have in the short term is on top of one of the hotels of West Quarter Phase I.

The mattblank.org camera was pointed west last night just after sunset and the crown was lit up. Looked pretty cool.

Photo spam and questions from a downtown walk today.

The historic Zion's Bank Building

Any idea why it's closed? I'd love to see the building preserved and a high rise. Is relocating the historic structure possible?

Wouldn't be a day in SLC without Astra Tower.

Thanks Paniolo for the pics! Keeping the historic Zion bank building and then building a tower around it would be a dream of many. Astra continues to come along.

I have mixed feelings about 255 S State. I like the plans for ground level retail and the connectivity between buildings. Other that that I feel the overall design and lack of height is underwhelming for the location. Walked by it the other day and the dark grey facade looked tacky and cheap. Hopefully that’s not the outer material. I welcome the density, connectivity and maybe it’s cheaper looking because it’s including affordable housing so that’s all the builder could afford. Overall though it’s quite disappointing in my opinion. Would be better suited around the peripheries of downtown like over near gateway. Over there I’d have a different opinion of it. At least we have an abundance of empty parking lots to still fill downtown so it’s not like it’s taking up the last lot available.

Speaking of parking lots. We have a multitude of them. I was using google maps to look at other cities and qualitatively see if they had a similar number. Couldn’t find many cities Salt Lake size or bigger with so many littered through their downtowns. There were cities with some big lots around sports arenas - Denver’s Ball arena parking lots that will be developed into “The River Mile” - but SLC seemed to take the prize in terms of the most parking lots. It would be interesting to do a GIS study that compared the area of parking lots between different cities of similar size to see which cities had the most. Also including a quantitative measure of development potential for different parking lots and mapping that out spatially would be interesting. Maybe something like this:

development potential = proximity to downtown + (development potential revenue / (parking lot usage + parking lot revenue))

You could throw some other variables into that equation. I know the courthouse parking lot would be up there in terms of potential and wasted space.

I mentioned this on the subreddit but I think that it would be great to see the old Zions Bank building on 100S and Main incorporated into a large, mixed-use tower. Here's an example in Toronto of what they call "heritage retention" where they keep the existing historic buildings and incorporate them into the base of a new tower. (article)

SLC isn't unique in this regard. Denver (and most US cities) looked a lot like this 20+ years ago but they've had a crazy amount of infill since then. Here's an infamous comparison of Denver in the early 20th century vs. the 1980s. It's mostly recovered now but it's really amazing to see what was lost there and in many other cities to parking. SLC is filling in as well, although the southern and western regions of downtown have a long ways to go.



Similarly-sized downtowns like Tulsa, Des Moines, Reno, Louisville, and Phoenix have similar issues to SLC. Little Rock might be the absolute worst in this category.
