The cladding (including the red accent panels) for this building on the SE corner of Melanson/Dieppe Blvd is now being applied.



This building will look very sharp!

I noticed a couple of weeks ago that construction fencing had gone up on the south side of 1260 Dieppe Blvd. Well, now they are actively excavating.

I recall from about 4-5 years ago there was a plan to erect about 5-6 similar sized apartment buildings on Dieppe Blvd in this location. So far, only 1260 Dieppe Blvd was constructed. It mow appears they are working on building #2,

This is an old render of 1260 Dieppe (obviously they changed the street address on the render). I would expect the new building to be similar to this. I am aware of no publicly available render at present:

I drove by the other day, and it appears they are in the final phases of the connection of Dieppe Blvd to LeBlanc Road. Phase two will no doubt be further extension to the south. The complete project (to Dover Road) will take four years, finishing in 2028.

Regarding the situation in Dieppe:

To be clear about what the Anglophone East School Board is doing with regard for their plans for Dieppe:

It may sound odd to be requesting another school when the planned K-12 school is still in the design phase, and they haven't even decided where it is going to be built yet, but, the gears in the provincial Department of Education grind very slowly.

The AESB is anticipating demand for 8-10 years down the road. They know that Dieppe is the fastest growing community in the province. It has 35,000 people now, and in 10 years, may have 50,000 residents. Given that the anglophone portion of the city's population is roughly 1/3rd, This could mean 5,000 new anglophone residents in the city in 10 years time, which may mean 1,500-2,000 new students on the anglophone side to serve.

The AESB is just being prudent and proactive in it's request.

They are now working on the sixth and final floor of the Balade on Acadie Street.



This building is right next to the sidewalk and street therefore has considerable street presence - in some ways more than Promenade Neuf.

Melanson Road Development

I have heard that there is going to be a substantial residential complex set to be built on the north side of melanson on the wooded land between Centrale and bourque. Friends who live across the street are less than enthused about the change.

Indeed. Multiple small apartment buildings. Apparently the development is worth $70M.

I am not surprised the neighbours are displeased.

When it comes to property around here, these days, I tell people- don't count on treed land to stay treed unless you own it! A few different people I know in Dieppe are upset that trees behind or across from their single family homes have been cut down for adjacent development. If people want to have privacy and nature, they need to buy treed property, which usually means a move outside the city. Any undeveloped land is fair game for development in Dieppe these days!

Obviously not a "small retail plaza." Apparently a six storey 50 unit apartment building with ground floor commercial space. The impressive densification of downtown Dieppe continues.....
A crane has now been erected on site for this development on Champlain Street.

Does anyone know why there is pile driving happening in the Walmart parking lot at the mall it’s day two of them doing it?

There's, as of this AM, 3 of the beams driven in quite far, and pretty sure 3 more are still on the truck.

The 3 are in a single line, taking up about the footprint of 2 parking spaces front to back.

As for what's up? Still a mystery...

Could they be planning to add a wing onto the mall? They could be testing to see how far bedrock is just like infinity did

I doubt it would be a new wing. The Walmart however is undergoing a forklift upgrade. It probably has something to do with that. A contact of mine suggested a new entrance to the store which would be more accessible, but, I think that is just an educated guess.

So, possibly a minor addition to create an accessible entrance to the Walmart.

Is it "6 floors or less" or "under 6 floors" for the various code requirements that make construction less costly? I ask because I'm seeing a fair number of 5 floor buildings and I'm wondering why they wouldn't be 6?

Both those apartment buildings under construction on the NE and SE corners of the Melanson/Dieppe Blvd roundabout are six storey.

This six storey limit (which is the height of most new construction in greater Moncton at present), is indeed dictated by building standards. The taller you go, the more stringent they become. Above six storeys, there are new rules that kick in regarding stairwells and elevators (reverse flow ventilation and such), that significantly increase building costs.

So, you either build six floors (the limit of less stringent regulations), or, build significantly higher to generate the revenue needed to help pay for the cost of the stricter regulations. Thus there will be a cluster of buildings around 5-6 floors, then not many buildings between 7-12 floors, and then taller apartment buildings above 12 floors.
