Ironworks is 50% industrial, 50% office (but not general office, so no lawyers or accountants, for example). There's one just completed on George Street. This one started construction on Vernon Drive - and looks just like the Richmond one. It's big too. There are more; one even has three floors of industry and then residential above; Strathcona Village on East Hastings. And there are over 20 projects with upper floor offices over an industrial main floor in Mount Pleasant.
Richmond does not have an industrial land shortage like Vancouver, but the latter does (as so claimed by many), and yet Richmond is already starting high-density industrial buildings. I'm saying Vancouver should do more of this since so much industrial land is underutilized, so you can stop showing me how many are built in Vancouver, which isn't a lot TBH.
