I agree with all of those points, along with the fact that the rowhomes seem to be well-constructed like those in Philly. North Camden is definitely poised for growth; however, it suffers from a problem similar to that of Lanning Square: lack of connectivity to downtown Camden. While the LS problem can be fixed with development, North Camden will be a tad bit trickier. Lighting under the bridge, similar to the Race Street Connector or what Spring Garden station now has, would help tremendously with that. I would also hope that Pyne Poynt would see some spillover benefits as well!
