The north end ROW and south end rail cut might be okay long-distance passenger or commuter rail but I don't think they're as attractive as a corridor along a street like Robie. They don't connect well to transit hubs or other destinations and the population close to the line is low (in part because it's ~0 when the line runs along the water).

The north end corridor perhaps could have been connected to the Cogswell development.
