Looks like Fraser Mills aka River District 2: Electric Boogaloo is finally going up for first reading (big pdf). 16 towers, 29-49 storeys.

Still have pretty mixed feelings on this one. Tons of new housing and it'll look great from the Port Mann but it's going to be a real headache for transportation. Beedie is offering to subsidize more frequent bus service to Braid Station but it still has to go through that awful New West section of Braid and the rail crossing. It's also another chunk of formerly industrial land gone, and it'll seem pretty incomplete unless even more neighbouring industrial areas get cannibalized for development. And of top all that, you have to question the wisdom of putting this much housing in this location given rising sea levels and the events of last November. I just dunno.

I agree that this seems to be a mistake replacing industrial land even it was not very productive.

A multi use path to Braid Station would be a great along United but that would still be a 30min walk.

It could take the same route as the 159 even it if is a further distance.

Edit: Reading the document it sounds like it would be adding service to the 159, not a new route, and routing though the site.

I seriously would have preferred to see this space be redeveloped with just brand new industrial buildings and or stacked warehouse space rather than residential. We seriously need the towers just not in this spot. A better place for these towers there planning for is downtown Surrey and or to replace single-family homes that are right beside a Skytrain station. I don't care for any specific station just closer to a station.

Ah yeah, misread that part, that makes sense. Still probably inconvenient enough to get a fair chunk of residents to just drive instead, which isn't ideal.

I think it's tough to fault the city of Coquitlam there since they *are* densifying heavily near all the stations in the city. But yeah, regionally speaking there's definitely better places for this housing.

I'd feel better about the change in land use if this project was integrating the light industrial component into the residential towers rather than keeping them separate. If you can make that model work then maybe there's an opportunity to redevelop the whole riverfront without losing any industrial space. Maybe get developers to pay for a BRT tunnel between Braid Station and United Boulevard too? Who knows.

There's a MUP along United between King Edward and the train tracks at Brunette now that the big Metro Van recycling depot is done.

Port Moody council has approved the OCP amendment for Coronation Park (NE corner of Barnet and Ioco) requiring 15% of residential to be affordable housing. Wesgroup still needs to apply for rezoning which should happen "soon".

Really curious what politics led to this unbelievably stupid idea coming to fruition

Ya 11,000 people in the middle of no where was a bad idea in 2008 and a bad one still in 2022.

God looking at this again it's a freaking Brentwood out on the edge with no transit lined up and the park space is peanuts

I understand the objections people have, and I do worry about the floor risk in particular, but in general I think intensification of land use is a good thing, so this is still overall a positive. My general view is that the population of Metro Vancouver is solely determined by the rate of housing construction (i.e. there is sufficient demand to fill up any housing that is built) so I don't really see this project doing much to displace development in other locations.

It is a bit in the middle of nowhere for sure, especially from a residential perspective, but is big enough on its own that that can be an advantage, as there will be a greater sense of community due to the distinct location. I hope there is sufficient commercial component that people can meet most of their needs within the development (the usual, grocery store, pharmacy, liquor store, a few restaurants, professional services, etc.)

The improvements to the waterfront and the access to it will be along term benefit.

For industrial land, I don't really share the concerns others have over this over the medium to long term. It didn't exactly seem like there was a clamour of industrial tenants looking to use this land.

They could stick all the retail like Home Depot and the furniture stores as well as the casino in to this project and use that land for actual industrial use if there is a huge need for it.

I missed this but Port Coquitlam also signed a service agreement for 30 acres of the reserve land (it's 200 acres)
