Canadian Tire applies to build store at Carlingwood

Canadian Tire is planning a new store at the Carlingwood Shopping Centre, with an eye on closing its outlet just 2.5 kilometres east on Carling Avenue.

A spokesman for the company said moving west from Carling and Clyde Avenue to the intersection of Carling and Woodroffe Avenue “will enable us to improve our customers’ shopping experience and better meet the needs of the community.”

Carlingwood, which opened in 1956, has been looking for another retail anchor since the Sears outlet closed in January 2018, leaving roughly 180,000 square feet of empty space and 133 employees without work. A demolition permit for the Sears store was issued last fall. It had been a mainstay in the west-end for decades and the closure left the mall with only one anchor, a Loblaws on the east end of the 30-acre site.

Canadian Tire has submitted a site planning application to the city of Ottawa, which it hopes to have approved by April 2. No zoning changes are required. The plan calls for a two-storey build, roughly on the old Sears footprint, with a 30-bay automotive service centre facing Woodroffe Avenue. The vehicle entrances will be via the existing Carling signalized stop and from Woodroffe, where only right-hand turns will be permitted.

The store at Carling and Clyde, built for about $40 million, opened in March 2008 with some unusual features. Originally, almost all the retail space was on the second floor, while the first floor was reduced to allow for a large covered parking lot. Some shoppers didn’t like the second-floor concept and the car entrance from Clyde could be awkward.

Retail analyst Barry Nabatian, who has no inside knowledge about the proposal, said it looks like a good move for the shopping centre, Canadian Tire and the community.

His “expectation” was that sales at the Carling/Clyde location were not as strong as Canadian Tire would have liked. That stretch of Carling, he added, is not well suited to big retail stores that need a good deal of surface parking.

“I think it’s a better office location than retail.”

He expects the current store will be subdivided and leased as professional space.

The new location, meanwhile, will give Canadian Tire access to the mall foot traffic and offer automotive service close to a residential community. Stores such as Canadian Tire, which sell groceries, are today almost like department stores, he added.

“This solves a huge problem for Carlingwood.”

Bay Ward Coun. Theresa Kavanagh scheduled a meeting on the plan on Tuesday, from 7 p.m. to 8:30 p.m., at the Ron Kolbus centre on Greenview Avenue.

End of an era: Demolition underway at Carlingwood Sears store

Construction crews continued Friday to tear down the former Sears store at the Carlingwood Shopping Centre.

Once the pillar store of Carlingwood, the Sears store in the west end mall at 2165 Carling Ave., intersecting Woodroffe Avenue, was built in the 1950s.

Sears closed the store in January 2018 as part of a corporate downsizing that took place across the country.

Permits to demolish the store were submitted to the City of Ottawa last summer and work started over the last few days. Demolition is expected to be completed by the end of summer.

Canadian Tire has announced interest in building a new store at the mall, with an eye on closing its outlet just 2.5 kilometres east on Carling Avenue.

So let's make sure we get them crippled seniors ground floor access, with plenty of non scary open air parking. Meanwhile, we can cannibalize that other decade-old location because, business.

I like the Carling/Clyde store. Car access is only difficult for people ignoring the clearly marked exit-only turn to Clyde.

I wonder what the current store will be converted to...office? Riocan bought the property from Canadian Tire in 2008 for $40 million, 142,188 sq ft GLA.

A west-end Sail would be awesome. But I have no idea if the demand would be large enough for 2 Ottawa stores.

I'm not sure 1 store could fill the entire space.

30 auto bays is quite a bit larger than their current location.

Kirkwood is known among the auto enthusiast community as the shop manager takes care of our sports cars with special attention to detail, assigns only the best techs, and gives us a lot of patience with our special requests. I wouldn't be surprised if the auto expansion is the real reason behind the move.

I kinda like their existing store at Carling/Clyde. Unusual layout but I like how the building abuts the street with no parking in the front yard, it looks more urban than your typical suburban box.

I like(d) the location and covered parking (especially in winter) at Carling/Clyde. It was my default hardware/garagewear store, and I agree with others that it had a less suburban location and feel to it, which was appealing to me.

It has been noted no documents have been found on the Ottawa Dev apps site. Me included but yesterday I saw 6 display posters located in the mall at the food court by Loblaws.

Highlights and Takeaways


Sears Building
  • Internal preparation for demolition is complete, including the safe removal of the asbestos. The structure is ready for demolition. They are waiting for the demolition permit to be released by the city. It should be within the next few weeks.
  • Demolition should be completed by the end of summer

At the community meeting last Tuesday February 26th, the proponent introduced concepts drawings of the site that demonstrated the proposed building’s layout and the access connections in proximity to the new development.

New Canadian Tire
  • A new store takes 18 months to build
  • A present time, there are no plans for other Canada Tire owned stores – ex: no Marks or Sports Check stores
  • See the attached proposed Site Plan for details
  • The store will have two floors and will cover a larger area than the Sears store. see proposed design options

Proposed Traffic Circulation Changes

All site connections to the adjacent streets are anticipated to remain as is, with the exception of the existing all-movement unsignalized intersection on Woodroffe Avenue located adjacent to the west of the subject building and just north of Carling Avenue; the proponent is proposing that this access be converted to a right-in/right-out only. The modification will be subject to approval by the transportation groups involved in the circulation review process. The adoption of this small modification will be base on the analysis, recommendations and conclusions provided in the Traffic Impact Assessment Report submitted in support of this application.

Summary
  • Right in / right out turn only at the unsignaled intersection on Woodroffe Ave just north of Carling Ave.Summary
  • The traffic lights will remain at the Mall entrance south of Flower and Woodroffe Ave.

^ It looks like it's 2 storeys, so isn't that "urban" format?

I'm a bit surprised; I thought part of the reason for moving from Clyde was that the 2-storey layout was not really working for them...?
