The proposed design seems to have a reduced area allotted to the atrium / breezeway compared to the first two concepts, looking like more of a tunnel now. It occurs to me that projects in the downtown core are always compelled to curtail these types of street-level spaces (or interior atriums etc.); increasing leasable / saleable floor area to improve feasibility given all the height limits.

Good point. They're few and far between, but I'd say that the Winslow is better than I thought (nice stone facade)... so far.

Another might be Press Block, but I guess it is just turning out how it should have.

The Cunard? I've gone for a visit... the interior is pretty nice, but I don't think the exterior is NICER than the renderings.

I haven't noticed the stone facade on the Winslow... I'll have to watch for it. I agree that the Press Block is looking good, but it's probably not BETTER than the renderings.

Maybe it's been posted here already but the website says this will have 462 units. Agency Art Lofts is going to be another 141. Should it ever happen, Skye will be 349 apartments and 69 hotel rooms. The Marlstone is 291 units, Press Block is 139, and Cunard is 231. That's around 1,700 new units downtown just for these projects. It's bound to have an impact on foot traffic and commercial demand in the vicinity.

Soon the Metro Park won't be visible from the Harbour which will be a solid improvement IMO.

I think it'll be impactful for that crappy area from about Sackville over to Bishop's Landing. Maybe it'll be a tipping point from parking lot district to something with a little more interest. Hollis will get a shot in the arm too as far as that streetscape goes overall. It's already pretty good on either end, but with a gap in the middle.

The waterfront lots there also need an overhaul.
