South lakefront CA's by median HH income (2023 ACS):

City of Chicago: $75,134

41. Hyde Park: $68,166
39. Kenwood: $61,078
38. Grand Boulevard: $49,092
35. Douglas: $47,426
46. South Chicago: $42,456
43. South Shore: $40,125
42. Woodlawn: $35,030
36. Oakland: $29,960
40. Washington Park: $27,869

So there is still plenty of deeply entrenched legacy poverty dragging the medians down.

Even the two northern ones of Douglas and Grand Boulevard (aka "Bronzeville") still aren't over $50K yet (well, they might be by now, data is three years old).

NJ, which is the best state in the country, the promise land... continues to grow super fast. Development fever... and record population.

Fastest growth in the Northeast/Mid Atlantic and I believe top 10 in the country.

If we could just continue to produce the supply, folks will come. And once the era of shame is over in 2028, more migration and immigration.

9.6 million folks as of now.
