^ Agreed. While I'm all for more efficient development, the school for the deaf and the school for the blind up north by the Triangle are in good geographies for their purposes. My opinion, for what it's worth.

Yes. I had a friend that worked for them and got laid off. They haven't been able to sell enough units to break ground yet. Once RE market recovers a bit more, they will break ground. I don't think they were too far off from crossing the threshold to do so. But could still be a while.

I heard they were "real close" to selling enough units to get financing. But I don't know what "real close" means in terms of units still needed to sell.

South Congress Hotel is closing in May (until spring 2027) and going through a major overhaul. Hyatt Hotels bought the property recently and is changing it into The Standard, Austin. I believe this will be their 16th hotel in the world.

Just posted on the Projects thread that the South Congress Hotel is closing in May and to reopen in spring 2027 as The Standard, Austin - after a major overhaul of the building.

I was hoping it would succeed as it's a great location for high-end residential, given the core strip is a walk over. I'm a little surprised South Congress before highway 71 hasn't been redeveloped towards residential more. Last apartment complex built along this stretch was Debut SoCo in 2009. For condos, it's 3114 S. Congress, completed in 2016.

This is a win for the city. The standard is a very highly regarded cool hotel brand. South congress hotel also never really was running at 100%. Restaurants there are never busy. Seems Maie Day was going ok, but totally uninspiring. Manana and Otoko were the Crown Jewels. Manana lives on but Otoko is a loss. Not great shopping. I will miss the south congress hotel candle though.

Both of The Standard Hotels in LA closed a few years ago. They lost their luster over the years because other 'hot spots' to be seen around LA emerged and The Standard no longer became one of the cool kids. Then the pandemic era finally offed them for good.

I'm dating myself, but I used to go to The Standard West Hollywood location in the late 1990s and into the mid 2000's. But by the mid 2010's it was considered 'lame' by most people in LA. Really just a tourist spot by that point.

So Austin getting one is about 10-20 years too late to be considered cool, but hey, maybe they'll put their own Austin twist on it and make it fun. At least something else is opening in the location. Hate to see Otoko go though.

That area is ripe for mixed used developments. Back in '08 I was one of the construction workers who helped build Bel Air Lofts on S. Congress. He told me that in 20 yrs this entire area will be built up.

You have good taste RIP WEHO. Truly my fav hotel ever and what made me fall in love with The Standard (and eventually work for them for a time).

Austin Breaks Ground for 208 Affordable Homes in Districts 3 and 4: Bailey at Berkman and Bailey at Stassney

AUSTIN, TX – Austin Housing and the Austin Housing Finance Corporation celebrate the groundbreaking of Bailey at Berkman and Bailey at Stassney, totaling 208 new affordable rental housing units in Districts 3 and 4 in Austin. Both sites will be developed by National CORE with partner Diva Imaging LLC and consultant Structure Development.

Bailey at Stassney, a 104-unit affordable rental housing community located at 5516 Humming Bird Lane in District 3, will offer studio and one-bedroom apartments to households earning 30%, 50%, and 60% the median family income (MFI).

Anticipated completion date is Summer 2027.

Really disappointing to see this site move forward with NO HOUSING, especially given its location directly adjacent to the future South Congress/Oltorf light rail station. If this redevelopment ultimately goes through without a significant residential component, I think that represents a major planning failure by the city. This is exactly the kind of site where Austin should be pushing hard for dense, mixed-use, transit-oriented development.

Austin’s Twin Oaks Shopping Center is getting a major makeover



TL;DR: SomeraRoad has unveiled plans to redevelop the 10-acre Twin Oaks Shopping Center at South Congress and Oltorf into a new pedestrian-oriented retail and dining destination.

The project will include roughly 90,000 square feet of retail, restaurants, wellness and service uses, along with landscaped walkways and gathering spaces. An initial opening is targeted for summer 2028, and no tenants have been announced yet.

Most notably, the current plan includes no housing. That’s a huge step back from the previous Trammell Crow proposal for the site, which included 959 residential units, a hotel, office and retail space.

With Austin’s planned light rail terminating immediately adjacent to this property, it’s hard to imagine a more obvious location for substantial transit-oriented housing.
