Does anyone know how well this project is selling?

The advertisements and marketing make it seem like the units are selling out pretty fast because the developer is selling them for cheap. Essentially building the first few towers for at-cost. Is that true?

First tower (Debut) is sold out and second tower (Encore) is at around 90% sold out.

The pit you see getting excavated to the east of these office buildings is for Debut, I believe.

They also have a couple of 6 storey lowrises that are currently on presales (just getting started).
Not sure how far they've got with those.

Other parcels the site and the towers on them are currently at various stages of pre-application/application for permits at the city.

They seem to have no problem selling units for this project.
Even in a location or in market conditions where wouldn't seem to make sense for it.

THe pricing must be insanely cheap

From what I've seen on livabl.com the pricing seems to be around 900 sf, so maybe below market for new build, but not really anything to write home about considering where it's located.

They sold 50% one of the woodframe townhouses in a week. It's around 70% in September when the other building was released.

They're called 'Chapter' (I'm guessing it's a collective name) - the 6 storey lowrise wood frames - and they're are subdivided to two buildings - North and South.

I believe the Chapter South is the one that's ahead in presales and the north building is the one that was just released.

The south building should be close to sold out by now.

900 for a new build is super cheap.

I love big developments replacing empty land, it's so satisfying to see it actually happening. I don't know that area well at all, but I wish it had been fully commercial and industrial, the residential seems off-putting, both in design and location. But hey, if they can provide an influx of residential supply at cheaper than normal prices, then I don't want to complain. I just see the renders, and then even moreso with those photos showing the surroundings, seems like it should have been non-residential only. Glad to see them cranking out the industrial/commerical parcels so quickly, Metro Van has seen a much need increase in industrial vacancy in the last while. Nothing alarming, but a lot of new supply finally getting added, combined with the economy of the past couple years, has brought the rate up. People hear that and think "uh oh" doom and gloom, and it's not. The virtually no vacancy we had before was was scarier to tenants, it was like fear of not having space at all. The region will always be popular due to logistical location, so there will always be demand to fill it, and if it can help soften prices a bit, even better!

My main concern is that down the line this will put pressure on the industrial land in the area. Obviously the city won't cave to it while this development is largely undeveloped, but once it's built up I could see more pressure to allow the surrounding area to develop residential.

From this distance it's hard to tell. Are those panels supposed to look like they have staggered thicknesses?

Great drone shots. They really highlight what a truly awful location this is for high density housing. It's completely disconnected from anything remotely urban or transit friendly. Driving will be necessary for literally every errand.
