I agree. All they have to do is maximize the underground parking, reduce the amount of surface parking in the development site, and add in some ground level CRUs for "commercial essential services" like a convenience store and a hair salon and they should be ready to go.

CG Group's other big project (Franklin Yards) will include a couple of low rise commercial buildings in addition to the nine large apartment buildings. They just need to apply the same mindset here.

It should be noted that CG Group got away with a surfeit of surface parking with the Franklin Yards. They weren't so lucky here. I guess times have changed.

When developing, I get it, they want to try and supply parking for atleast 2 per household, but with the underground parking. They can probably cut back on the amount of spaces. The average cost per stall is around $360, but it could be higher. Secondly, I am in agreement with having some commercial element, give people an option of a spot the can walk to.

Reposting this here as it may be the more appropriate thread to discuss this project in.

Another "Spitfire Special" with much in common with the CG Group proposal for out by the Casino. There is less surface parking however which should be appealing to the activists in town planning.

This project would certainly be quite visible for northbound traffic on the Brenda Robertson Bridge.

CG has another rezoning request (since the last one got rejected) on the agenda for Corey Craig Drive. One could dream that they went back to there original plans.(1x15 story 1x16 story)

CG shared there new and improved plan tonight and now they are putting commercial spaces in the ground floor. They stated they want to start 3 buildings this spring.

I see the CG Group proposal passed first reading at city council. Now back to PAC for written opinions than back to city council for 2nd & 3rd reading.

CG is in a rush. They want to start on this in the spring!

I noticed they said they wanted to start 3 buildings this spring. I wonder if they will get another tower crane to do this, the way they build them like an assembly line makes me think they could pull it off.

I wonder if this "commercial space" is allocated for now, but once construction starts, it will flip back to apartments/condos.

In Freddy the Waggoneers Towers were supposed to have Commercial on the first floor of both towers, but only one tower actually got any commercial/office space; the other flipped it back to residential.

The combined value of these three buildings that CG Group wants to start this year will be approximately $53M (according to CCD Canada).



The combined value of the entire development will be somewhere between $90-100M.
