City planning staff recommends that council should not approve the zoning change, with the main reason being that the density/height is too high for this site.

Goes to planning committee on June 20th.

Next up the usual suspects will file appeal to the OLT.


They will finally get around to scheduling a hearing in 12-18 months.


In the mean time York will try to move forward with relocating the brewers house. Usual suspects will appeal that.


It will go around in circles for 2 to 3 years. Most likely ending when the garage and/or brewers house go up in flames due to vandals squatting inside during the winter.

Even if all those appeals happen, would York be ready to proceed on this property before then anyway? They sure seem to have a lot of irons in the fire.

York's general contractor Ellis Don are almost done their 17s at Bostwick and their 13s at Springbank and Wonderland. I suspect most of the structural concrete forming workers will move to the new 17s up at Wonderland and Fanshawe and to the 31s on King St. Ellis Don is also the structural contractor for Medallions 2 towers in SOHO. I suspect Ellis Don will get the contract to build the 2 proposed towers at the Middlesex County Courthouse lands. The timing for the structural concrete teams might work well with various projects completing their structural builds in a way that allows them to transition to the next project smoothly. In terms of Yorks ability to finance these projects that might well impact the scheduling. The nasty "R" word and rising interest rates may change the viability of some proposals.

Zedd Architecture has updated their project page with new renders and a short video for this York Developments proposal.


The marketing is really pushing student housing and the announced plans by Western and Fanshawe to increase their student enrolments in the future.

I like it to be honest, it’s different and not boring like a lot of the buildings in the downtown area. The offset of the windows is also interesting and the use of colour, that’s just my opinion.

The OLT has scheduled a CMC meeting for June 5th and nine days for the hearing on the appeal of this project on Nov 6th.

Yet another Case Management Conference call is scheduled on this for May 2024 over the heritage appeal. The OLT needs major process changes and streamlining. How on earth is this never ending trip to the dentist allowed to continue this way?



They have only had 2 CMC calls since 2022 on this appeal. The upcoming May call will be the third. And they still haven't even scheduled a hearing date at this point. Time for major changes to the OLT.
