And if we are talking “slowest developments” both Dartmouth projects take a back seat to those constructed by the Five Moes. The NFB is likely still years away from completion.

I knew this was going to be the next comment and I was here for it.

Isn't the big story here that people/organizations that have stalled or stopped developments are directly complicit in the housing crisis?

I recall a period around 2014 or so when many residential developments were getting shut down or reduced in density. There would have certainly been more units built by now.

I recall that from the late 90’s up until a few years ago. Even today, it seems like many proposals face a big fight and end up much smaller.

I went back to the beginning of the thread which was back in 2011 to get a good look at the original rendering for this project. I noted the soaring glass windows in the front and the graceful wrap-around balconies. The mean side of me is glad that the local community is now stuck with a typical hotel facade with punch-out windows.

I would say it is even worse than fewer units getting through. The price per completed unit goes up and developer costs go up while predictability goes down. This developer had to "gamble" for years when building a reasonable and standard apartment tower.

Immigration rates have gone way up and there is talk of adding more housing supply but it doesn't actually connect through to what other levels of government are doing or what capacities exist in the private or public sectors.

I didn't even think of those knock on effects. It would be great if a local put together a list of all the lost units and costs to developers along with the names of the people/organizations responsible.

We can surely name and shame a few that directly influenced the current situation (given their public efforts to stall / stop development).

All for what? Less housing, worse designs and no heritage was saved! Shameful!

I see this one clearly from my balcony! Always seems like it's just a few guys on site. The gray (seemingly vinyl) siding on the right side of the building is also plain ugly!

Those guys will have a tremendous feeling of accomplishment. They can point to the building in 10 years and say, "I built that. Myself."

Yes - it's being disassembled this afternoon, as we speak.

Wasn't it a low-rise (9 or 10 floors if I recall) that attracted the NIMBY outcry with the initial proposal? Reminds me of 7177 Quinpool where a 16 floor proposal became a 34 floor as-of-right development because of complaints about shadows/traffic.

Nope, I like Sam, but he got what he deserved on this. Is he still on the forum or did we scare him off?
