Well, we have to be realistic here.

M+M could see that 38 was pushing it for what will now be the Renaissance Marriott.

Minto owns the entire "L" formed by the Apple Tree clinic (Credit Bureau Building is its official name) and the two adjacent parking lots.

Ownership for the three parcels you reference confrim Minto does not own them, selling 2 of the parking lots in 2014 to an entity controlled by Walter Boyce. I believe the same family whom owns the, now former, Kristy's restaurant lands at 809 Richmond Rd. west, which is currently a parking lot for LRT construction, but once listed for multi-residential development.

Maybe they'll sell. The parking lot and Alterna did get us the 3 towers at 400 Slater. One slim but tall 40 story on the Appletree lot would be amazing. It would do wonders for the skyline with the Renaissance, Dream Towers, and Lebreton East's 55 story tower.

Still better than looking at a bunch of undeveloped commercial space right at the transit way and main downtown intersection. Interesting that the signage doesn't say "for lease" at all which implies Metro is actually moving in here at some point.

They put scaffolding back up along the Lyon façade from about the south corner to about past the first bus shelter, and over the bus shelter.

The only difference i see here is one of those sweet turbo fans from princess auto.. those things are the tits for doing mud/paintwork. 45 bocks dude!

Farm Boy is owned by Sobeys, so if this is a Metro, they won't be taking away from their own business.

In any case, from what I know, the Rideau Farm Boy is barely a Farm Boy. It was mostly established for the commuter crowd who might want to grab a meal to go for lunch. If anyone has been, please feel free to correct me.

Grocery stores don't seem shy building a bunch of new mega locations in the suburbs, sometimes quite close to an existing store of the same brand (Fallingbrook and it's two Metros, for example).

Downtown/Centretown's dense and car-lite built form is begging for at least one more full service store. The 20 minute walk to Farm Boy and 15 minute walk to Massine's is less than ideal for the thousands of residents of the Escarpment District.

The Rideau Farm Boy is indeed commuter oriented, but you may be surprised by the volume of shopping that people do there, far beyond picking up something for lunch or maybe dinner. Another location here could theoretically cut into their sales at Metcalfe, but I think it could be supported.
