The zoning app is up for 415 N Sangamon now. A new 17 story, 260 ft tall office building with ground floor commercial/retail/office space. This comes from Fortem Voluntas Ventures, which is led by Joy Jordan formerly of Sterling Bay. It looks like they're going to incorporate the facade of the current building into the overall design. A lot of the site is a vacant lot looking area so it's awesome to see. This will be across the street from the new Guinness Brewpub basically and not far from the Green/Pink line stop there.
