I hate to be a naysayer because I really like Bay City, but that's all the more reason why this stuff is sort of tough on the palate. I was in Bay City just this past summer and the building stock there is nothing short of amazing, especially for such a small city. Unfortunately, at least a quarter of it looked vacant, which begs the question - why is anyone doing new construction when there are so many awesome historic rehab opportunities? It is weird / interesting how such a small city is developing this 'new town' / 'old town' dichotomy. I guess I agree, it would be nice to see some of this new density in the traditional downtown, sans surface lots. But this new development district might ultimately still help support the historic one.
