Wow. This proposal sucks in so many ways.

The new facade is as bland and as cheap as possible. The old facade had a nice subtle texture that gave it a bit of character. This new facade has nothing. It looks transparent in the render but its going to turn out to be some wavy, featureless glass monolith in some dull shade of blue. It has nothing to make it interesting. No mullions, no interesting variations in the curtain wall. Nothing. A facade like that on the JP Morgan building or 350 Mission in San Francisco couldve made a worthy replacement for the current facade.

Perhaps even worse is the street level portion of the proposed redesign. Its exactly the same as it already is! Look at how much potential retail expansion it could have! Not to mention how ugly the pre-existing retail portion is. It clashes with the entire rest of the building. A good renovation couldve made the base of the building so much more lively and interesting. Such a waste.

This renovation is absolute dog shit. Not to mention it will add competition to nicer office proposals in the area that hinders the possibility of them being realized.
