I hate to be a naysayer because I really like Bay City, but that's all the more reason why this stuff is sort of tough on the palate. I was in Bay City just this past summer and the building stock there is nothing short of amazing, especially for such a small city. Unfortunately, at least a quarter of it looked vacant, which begs the question - why is anyone doing new construction when there are so many awesome historic rehab opportunities? Could be that I don't have a good handle on the market or the space available, but this kitschy stuff amidst a sea of parking is just sort of depressing.
