How is this project fucking happening?

They have a sketchy non SEC-compliant advertisement for investors and it's gone from that to groundbreaking in only several months from its initial announcement?

There must be serious hidden money behind this that would allow such timelines. Announcement to construction rarely happens in less than a year for anything remotely big, especially for something like the first phase of the "largest single story structure in the country."
