Some more catch-up (because I miss Tom's updates) -
The first part of Cayuga Park (previously known as Carpenter Park) will be a five story, 60,000 SF medical center that broke ground on Tuesday, July 13. The mixed-use development at
Rt. 13 and 3rd St. was purchased by Cayuga Medical Center in 2017 and as been in the planning stages ever since. Other planned uses include retail space, market-rate residences, affordable housing units, and land for the Ithaca Community Garden.
The Medical Center is labelled 'D' in the below site plan (on the left) -

320 Elmwood Ave. A fairly modest density increase.
