Oh, I can definitely see it having more than that too. I was being conservative. In particular there is a major downtown renewal project afoot for the lands behind Assumption Place and along Downing Street that will include a complete redesign of the street grid in the area. There is a single private developer involved in this project as well as the city and the province. Only the most basic conceptual drawings are currently available, but the infrastructure for this project will start next year. There are rumours of 6-8 new buildings here alone between 10-20 storeys in height. I didn't include most of this. This would boost my estimate substantially.
