Not a fan of the bougie private club stuff, but the improvements to the park and Mark Twain Street should be nice. It'd be nice to remove the fencing around the park as well to improve public accessibility and get rid of that enclosed feel, but unfortunately it doesn't look like they plan to remove it in the renderings.
