I think you're right about saving land for future academic buildings. Alumni Hall has never really played a huge part in academics and is really just an event venue in the form of a frat house.
Also, I'm betting The University is going for another landmark gateway building like they did with nursing. I'm very interested to see how it'll turn out architecturally.
