More than 2,000 housing units have been proposed for about 325 acres in the Maryvale Village in west Phoenix.

The site is located along the Loop 101 and is bounded by 91st and 99th avenues and Thomas Road and Campbell Avenue in Maryvale, a neighborhood that is expected to grow by 15,000 people in the next decade.

With approximately 1,200 single-family homes and 800 single and multifamily rental homes, the new housing will help fill one of the largest vacant parcels in Maryvale along with a mix of commercial development including industrial, retail and office.

The proposed units will be part of an overall 673-acre project known as Algodón Center, a planned area that was slated for mostly commercial and industrial development but will now include a mix of housing options, according to city of Phoenix documents.

The largest residential project proposed is Lennar Homes' Western Garden, a 290-acre development comprising more than 1,500 residential units between traditional homes, alley-loaded homes, townhomes and homes for rent west of the Loop 101.

The Phoenix City Council approved changes earlier this month to the city's general plan and the Algodón Center district to allow for single-family homes and multifamily within the site, according to city documents. This will also allow residential to be developed on vacant land both north and south of the Pendergast Elementary campus.

Other residential projects currently planned for Algodón include Acero at Algodón Center, a 458-unit multifamily complex on the southwest corner of 91st Avenue and Osborn Road, and Alta 99th Avenue, a 402-unit multifamily facility on the southeast corner of 99th and Campbell avenues, according to documents submitted to the city.
