100%. Again, remote work was always in the cards for employment trends. It just happened probably 10-15 years sooner than anyone could have ever predicted.

Philly already as a huge leg-up with an inherently far more mixed-use/vibrant urban core compared to all but a few other large cities and it's still relatively affordable on a middle-class household income.

Taken with really encouraging trends about public safety, there's no reason why CCD shouldn't create an aggressive marketing campaign to drive future in-migration and commercial investment.
