Manhattan’s Spiral Tower Lands New Tenants Migrating West Toward Hudson Yards
Baker Tilly and Swedish bank SEB struck deals for office space at Tishman Speyer’s new building.

Tishman Speyer signed leases with two new tenants at the Spiral, one of its Manhattan skyscrapers, as companies hunt for updated office spaces.

Consulting firm Baker Tilly and Swedish bank SEB AB struck deals for office space at the 66-story tower near Hudson Yards, the real estate firm said Thursday in a statement. Baker Tilly will take 28,000 square feet (2,600 square meters) on the 22nd floor, and will relocate from One Penn Plaza later this year. SEB is moving from 245 Park Ave. to 15,000 square feet of space on the 28th floor of the Spiral.

With those agreements, the developer filled about 72% of the 2.8 million-square-foot office tower. Last year, HSBC Bank USA agreed to move its headquarters to the Spiral from Midtown. Other tenants include Pfizer Inc. and AllianceBernstein Holding LP.

Companies looking for space in Manhattan have been drawn to newer developments, including some Hudson Yards buildings and Manhattan West. KKR & Co. recently took more space at 30 Hudson Yards, expanding into offices that technology firm Meta Platforms Inc. is leaving behind, and hedge fund D.E. Shaw said it would relocate its Midtown headquarters to Two Manhattan West.
