Ryan Companies US Inc. is bringing on Tishman Speyer Properties LP — a New York-based real estate firm with a huge portfolio that includes iconic Big Apple buildings such as the Rockefeller Center and 200 Park Avenue — to develop a 58-story mixed-use tower in downtown Austin.
321 West, as the project is called, will include about 140,000 square feet of office space across seven floors, according to Ryan and Tishman Speyer. The remainder of the building at 321 W. Sixth St. will feature 370 residential units totaling 300,000 square feet and ground-floor retail.
Residential units will occupy floors 21 through 56 and feature studio, one-, two- and three-bedroom apartments.
There will be 15,000 square feet of indoor and outdoor amenities, including a pool, fitness studio, co-working areas, game room, roof-deck lounge and pet areas. Construction is slated to start in late 2021.
