110-112 Liberty Street Awaits Excavation In The Financial District

Excavation has yet to begin for 110-112 Liberty Street, a 20-story hotel in the Financial District. Located between Liberty Street and Thames Street directly south of Four World Trade Center, the project is designed by Stonehill Taylor Architects and is being developed by Eddie Hidary of Hidrock Properties, which acquired the site for approximately $38.5 million in 2018.

Recent photos show that no activity has taken place on the narrow rectangular plot since demolition finished last December on the two five-story structures that previously occupied the site. The land is leveled and substantially cleared of debris, and a green construction fence surrounds the northern sidewalk along Liberty Street.

The structure is planned to yield 111,722 square feet, with the hotel component occupying 92,864 square feet spread across 230 rooms. YIMBY last reported that submitted permits to the Department of Buildings do not specify any outdoor space or hotel amenities for guests. The preliminary rendering depicts a glass curtain wall on the main northern exterior. A podium outlined with a white square frame can be seen rising close to the height of the adjacent western building that has long housed a Burger King. The rest of the envelope features a uniform assembly with what looks like four operable hotel windows for every level. The western profile is a blank wall clad in a series of gray panels of varying shades, arranged in staggered strips across each story. There appears to be one small setback at the very top, but it’s unclear if this could be some kind of rooftop amenity space.

It is unclear when work will resume, or what the new construction timeline will be for the project.
