57-unit apartment project pitched in changing corner of downtown Grand Rapids

The Grand Rapids City Commission on Tuesday set a public meeting for Jan. 24 to hear feedback on applications by W&S Development LLC, an entity affiliated with Grand Rapids-based Bazzani Building Company, for a Brownfield Plan Amendment and the creation of a Neighborhood Enterprise Zone at 415 Sheldon Ave. SE on the southern edge of downtown Grand Rapids.

The developer is under contract to buy the property from ICCF Community Homes for an undisclosed sum and plans to build two new five-story buildings on the vacant lot, each totaling 25,000 square feet, that will contain retail and 57 market-rate apartments.

The project, called Wealthy & Sheldon Lofts, is the latest in a building boom near Grand Rapids' Downtown Market, including the 432-unit McConnell apartment tower and ICCF's recently renamed Southgate Senior Living community, formerly Tapestry Square, scheduled to open in early 2023.
