This would be HUGE. I was literally just driving past this part of 1st and thinking that it deserves so much more than a bunch of crappy old buildings and parking lots. Bonus: There are no neighbors within 200ft, so there won't be any valid petitions against rezoning.
I would love for the city to start thinking about if some additional streets/grid could help further redevelopment in the area bounded by 1st, S Congress, and Bouldin creek. It would have to be piecemeal and in partnership with each projects, but it might be worth looking into.
