The Basics: 6 floors. 242 residential units (125 studio, 88 1-bedroom, and 29 2-bedroom). Original plans were for 319 studio units only. Groundfloor retail.

Project Description (From Developers):
The property is currently vacant land following the demolition of the existing residential structures in 2022 (BLD2021-05649). The proposed development will consist of a mixed-use residential and commercial project encompassing nearly the entirety of the site. Parking is provided within a multi-level parking structure on the first two levels, screened by retail, leasing and community amenity space. Residential living is included on the levels above the podium and consist of studio through two-bedroom units. The unit count in the current plan has been reduced to a total of 242 units, down from the previously approved, and current PD approval (PLNPCM2020-00258) of 319
all-studio units.

Many of the additional public and staff comments from the original approval have been readdressed in the current application, including a revision of the parking ingress and egress, the building articulation and styling as well as the overall unit count.

The applicant intends to meet or exceed the points required within the TSA-UN-T zone to receive administrative approval of the site plan, and is not seeking a variance or additional height through the design review process. The request for the Planned Development application is to modify the previous approval for a building with a façade in excess of 200’ by replacing that design with the current proposed building layout and massing.
