The key word is "immediate".
Agree that once you pass all the crap around the building. you can get to the nicer places.

What's so bad about the area? You can walk to Chinatown and Little Italy in less than 5 minutes! The other direct is hintonburg in less than 5-7 minutes. Quick walk to the O-train and soon to be Confederation Line with direct access to downtown and South Keys. Sure there's no full grocery store within walking distance but that might change by the time it's built. I personally would love to live that close to transit and those 3 neighbourhoods!
