Housing next to higher capacity transit can apply for carte blanche in case the city, which, IMHO, isn't anti large scale intensification by any means, puts up a stink.
There's easily over a hundred of these multi-tower transit community masterplans. I'm not going to speculated how many will get started. I doubt too many will be fully completed. It's the 20 year plus build out time vs public interest for real resolutions that address affordability.
It may be a good thing to have a number of these build their initial phases but, then pause a while and hope for better
