Permits have been filed for the proposed 17-story mixed-use project at 1687 Market Street in San Francisco. The development would replace the historic three-story McRoskey Mattress store at the corner of Gough Street with affordable housing and an artist’s community. Mercy Housing is responsible for the application on behalf of the Artists Hub on Market.

Mark Cavagnero Associates is responsible for the design, and Sausalito-based Shades of Green is the landscape architect. Illustrations show the glassy building with white vertical elements along the facade. The podium will be delineated by three floors of transparent glass curtainwall overlooking the double-height events lobby and the third-floor rehearsal studio will visually emphasize the arts community space.

Demolition will be required for the McRoskey Mattress Company, which has occupied the two-story structure since its completion in 1925. The historic structure was designed by the O’Brien Brothers with classical revival features.

New renderings have been published for the mixed-use plans by the local non-profit Artists Hub on Market at 1687 Market Street. The project, now one floor shorter than initially proposed, still plans to create 102 affordable housing units on top of three floors of community arts space. Mercy Housing is the project developer.

Artists Hub on Market was founded in 2022 by the local Randall Kline. Kline is best known for running SFJazz since 1983. In 2013, the non-profit opened the $64-million SFJazz Center at 201 Franklin Street, with the design by the same architect responsible for drafting the Artists Hub, Mark Cavagnero Associates. In May of this year, the team announced that the development was made possible by an anonymous $100 million gift.

Before construction, crews will remove a surface parking lot and demolish the 1925-built McRoskey Mattress Company building. The three-story structure is adorned with wide floor-to-ceiling windows and classical features. According to the initial application, construction was estimated to cost around $74.5 million, not including all development costs. Construction could start as early as December 2025 and be completed by 2027, an optimistic estimate that could be achieved with streamlined approval using State law.

Updated plans have been submitted for the affordable housing proposal at 1687 Market Street in San Francisco. The project aims to create a 17-story complex with 101 apartments and a new hub for the arts community. Mercy Housing and the Artists Hub On Market are joint sponsors for the project. Pacific Union Development will be operating as the owner’s representative.

One new rendering has been published, showing a slightly adjusted design from Mark Cavagnero Associates. The updated design shows an asymmetrical grid pattern wrapped around the tower and a three-story transparent curtainwall window highlighting the arts hub in the base of the structure.

Demolition permits have been filed for the century-old Edward McRoskey Mattress factory at 1687 Market Street in San Francisco. The Edward McRoskey Mattress Factory was built in 1925 by architects Fabre & Hildebrand, according to a historic review by Page & Turnbull. The classical revival building served as the headquarters for the 1899-founded company by brothers Edward and Leonard McRoskey. The family still owns and operates the building under the new name, McRoskey Airflex Mattress Company. 1687 Market Street was one of the first buildings designed by the architecture partnership formed in 1923. Albert Joseph Fabre was born in France, though he lived most of his life in San Francisco. Little is known about Ernest H. Hildebrand, who worked with Fabre in San Francisco from 1923 until the late 1940s. Some of the notable projects from their portfolio include 240 Jones Street and the Art Deco-style Taravellier House at 99 Ord Street.

The demolition permits come about five months after new building permits were filed with streamlining utilizing the 2013-passed Mayor’s Directive 13-01. The project is supported by an anonymous $100 million donation, later revealed by SF Standard, to be a gift from local Billionaire Mary Miner. According to the application, construction is estimated to cost around $74.5 million, not including all development costs. Last May, the applications indicated that construction could start as early as December 2025 and be completed by 2027. With planning documents approved this March and financing secured, the project looks on-track.

Looks like demolition is complete. This one is moving quickly for SF standards (initial application May 2024). I'm guessing the $100 million donation had a lot to do with it.

The former McRoskey Mattress Company building has been torn down at 1687 Market Street in San Francisco. The century-old structure has been demolished ahead of the construction of a 17-story affordable housing tower and artist community hub. Planning for the site has been moving through the city since the initial application was filed in mid-2024. The application invokes Assembly Bill 2011 to streamline the development of an affordable housing complex on a commercially zoned parcel, alongside Senate Bill 330 and the State Density Bonus law. Final approval was granted in mid-March last year, demolition permits were filed in July 2025, and issued by the city in November. Crews started work in early February.

The official groundbreaking ceremony has been held for the 15-story mixed-use tower at 1687 Market Street, San Francisco. The recently modified development is now expected to offer 94 affordable units for artists, a black-box theater, and a neighborhood cafe at the corner of Market and Gough Street. Mercy Housing and Randall Kline of Artists Hub on Market are joint sponsors for the project.

Mark Cavagnero Associates is responsible for the design, and Sausalito-based Shades of Green is the landscape architect. Updated illustrations for the shorter version of 1687 Market Street show some minor alterations to the overall aesthetic. The ground floor no longer includes a near-full curtainwall wrap with perforated metal solar shades, shifting instead to a smaller corner feature with floor-to-ceiling windows and solid grey panels.

The project has been supported by an anonymous $100 million donation in late 2024, later revealed to be from Mary Miner, a philanthropist and widow of Oracle co-founder Robert Miner. With construction now underway, completion is expected by Spring 2028.
