FAT Village

Hines based in Houston is developing a mixed-use village in Fort Lauderdale.

This development was previously announced but doesn't have a thread.

It was originally thought to be scaled back to 1 tower but that was wrong, and will actually include two 20+ floor towers.

FAT (Food Art Technology) Village is two blocks from the Brightline’s Fort Lauderdale high-speed commuter rail station, which connects Fort Lauderdale to Miami, West Palm Beach and Orlando. This four-block creative enclave will serve as the reimagined epicenter of the City’s art-centric district. Phase I will feature 600 multifamily units in two residential towers; 73,000 square feet of curated food and beverage offerings, shopping, entertainment, art studios and galleries; and 176,000 square feet of office space in Hines proprietary, heavy timber T3 (Timber, Transit, Technology) creative office building and a parking deck with 1,100+ spaces. Phase II will add another 250-unit multifamily tower with 10,400 square feet of street level retail and additional structured parking.

Phase I construction will begin Q1 2024 with a target completion of Q1 2027.

Every residential unit is for rent.

Also, the office building will be based on wood construction. Hines mentions the wood is termite proof and hurricane proof.

Everything but the tallest tower is U/C. Hines doesn't have a specific date for the tallest tower on phase 2.
